Liam was one of the most helpful people I came across in this industry. He is a master at his craft and has the clients best interest at heart at all times. I was never left guessing as his assistant Siobhan kept me in the loop at every stage during the sale process. Just purchased our first home from Siobhan. From beginning to end Siobhan was always there to answer any question we had. From house searching for months, we realised the importance of a good estate agent and Siobhan is an excellent estate agent.. She is absolutely fantastic to deal with . 5 star service. Always so obliging and helpful. Fantastic communication.There were loads of delays because of the legal issues on the vendor's side and the vendors live outside of Ireland made matters more difficult. Despite Covid, she was on the top of everything. She look after the vendors' needs but also our needs. Siobhan was constantly communicating with the vendors , solicitors and us. We never had to wait for her reply for more than 24 hours. We waited 10 months for our home but if it wasn't for Siobhan's fantastic Service, we would have given up. Tenant Referencing

We keep an extensive database of over 150 tenants requiring properties around Mallow.

Reference verification to confirm the suitability of potential tenants for the property.

Comprehensive reference check to include employer, landlords and Utility references.

Compliance & Legal

Draft compliant fixed term letting agreements with the tenants with notified special conditions.

Register the tenancy with the private residential tenancy board.

Organise a building energy rating certificate and gas safety cert if requested by the landlord.


Organise the closing of the Electricity and Gas accounts from the out going tenants.

Facilitating the changeover of Electricity and Gas accounts to the new tenants name

Advising tenants on the current phone, internet and television providers

Setup Payments

Collection of the first month’s rent and deposit prior to signing of the letting agreement.

Transfer rent minus professional fees to landlords bank account within 5 working days.

Set up a standing order for future rental payments to be paid by the tenants to the landlords bank account.
